Composite map <br /> <br />The overlay maps (Attachment 4) have since been updated and are attached to this report for <br />use by Council members as baseline information and for testing land use ideas against the <br />various physical constraints of the Bemal property. <br /> <br />PHASE II SPECIFIC PLAN ALTERNATIVE SITE LOCATIONS <br /> <br />MDF and City staff have developed five site plan alternatives for the "Central Area" of the <br />Bernal Property. These have evolved as a result of the substantial input that has been received <br />over the past three years from the Bernal Property Task Force, Council, City commissions, <br />general public and the Bernal design competition. Each alternative is discussed below and <br />plans for each are attached to this report (Attachment-2). <br /> <br />Each alternative includes sports fields, a cultural arts center, open space, and a teen center/youth <br />club. Alternatives A and C also include an ACE train station but alternatives B, D and E do not. <br />The CAC is the only element of the five alternatives that significantly changes location. The <br />Center is proposed to consist of an amphitheater (except for Alternative E which does not), art <br />classrooms, art gallery, rehearsal space, and an 800-seat indoor theater. <br /> <br />Alternative A - The CAC is proposed to be located between Valley Avenue and the <br />freeway. The amphitheater stage faces toward the freeway and the audience seating <br />faces away from the freeway toward Mt. Diablo. Overflow parking would be available <br />at the nearby ACE Train station parking lot. Vehicular access is provided by way of <br />Bernal Avenue, Valley Avenue and Laguna Creek Lane connections. A teen center is <br />located within the CAC to take advantage of the adjacent arts facilities, and a youth club <br />is located on the opposite side of Laguna Creek Lane. <br /> <br />This alternative also includes ten sports fields within the Community Park area. <br /> <br />Alternative B - The CAC is located immediately south of Bernal Avenue between open <br />space and housing to the west and the future sports fields to the east. This site provides <br />the best visual exposure to motorists entering Pleasanton on Bernal Avenue but would <br />tend to block the views from Bernal Avenue of the outlying open space and scenic <br />hillsides the most of all the alternatives. This alternative CAC location is the closest of <br />the five alternatives to the existing housing to the west and is therefore the most likely to <br />impact the neighbors in terms of sound and light. The parking area can be shared with <br />the sports fields to the east and the surrounding open space land. Vehicular access is <br />provided from three directions, including direct Bernal Avenue access. A traffic signal <br />would be installed at the Bernal Avenue driveway entrance. <br /> <br />SR 05:028 Page 10 <br /> <br /> <br />
