<br />Dan Stuber, 3610 Reflections Drive, is the residence that is most impacted by this project. He feels <br />this project will devalue their properties. He has experience with managing mini-storage facilities. <br />Traffic patterns are such that there is traffic in the morning, afternoon, and weekends. He feels the <br />traffic is understated in the staff report. Plan 1 is not acceptable. Option 4 is the most reasonable <br />for everyone. <br /> <br />Derrick Dinelli, 3663 Reflections Drive, stated the general consensus of the neighborhood meeting <br />was that they do not have a problem with the proposed project, only the proposed access on <br />Reflections Drive. The environmental report speaks to animal and plant life, but nothing is said <br />about human life. Relocating the entrance is the most viable, it will not affect their property values, <br />it is acceptable to Pegasus Group, and it works well with the proposed future street widening. <br /> <br />Jim Carlson, 3666 Reflections Drive, does not understand trying to blend commercial property with <br />residential property. He is opposed to the entrance on Reflections Drive. This street is only the <br />length of one house. Commercial trucks will have difficulty turning and may use their residential <br />streets. <br /> <br />Thomas Hing-Wah Tsg, 3626 Reflections Drive, is also opposed to the entrance on Reflections <br />Drive. <br /> <br />Mr. Davis again advised that they seek the Commission's direction, they want to be cooperative with <br />staff and the residents. <br /> <br />Commissioner Kumaran asked about the ease of large trucks making right turns. Mr. Davis advised <br />they will not allow the large semi-trucks in because they can't turn around. The size of trucks <br />allowable will be the 12-14 foot rental trucks. Mr. Carter advised that the site is planned to <br />accommodate a fire truck. <br /> <br />In clarification, Mr. Iserson stated that the proposed widening of Stanley and this project are <br />scheduled for construction at about the same time. The deceleration lane would be done by the <br />applicant if the access is from Stanley. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Wright feels Plan 1 is the safest option. This property had been previously planned <br />to have access from Reflections Drive before the Reflections development was constructed. It was <br />known before the houses were constructed. Regarding stacking problems, Commissioner Wright <br />suggested the entry area be made longer. <br /> <br />Chair Barker would like to see the right-in right-out off of Stanley Blvd. She is in favor of <br />preserving the Reflections neighborhood. She would also agree to Option 3. <br /> <br />Commissioner Dove advised that this use probably has the least amount of traffic than any other use <br />that could go here. He compared it to the ELI project.
