Commissioner Wright inquired what product mix of elevations would be acceptable to Presley
Homes. Mr. Flynn suggested that, instead of having a rigid percentage, have a direction as a
starting point and possibly have an opportunity to review the mix and success of the project where
they can get staff's opinion on how they are providing the mix. Perhaps in the second phase the
percentages could be 33% of Plan I, 40% Plan 3, and the balance in Plan 2.

Ms. Harper-Chan requested that perhaps staff could modify the condition by adding SOfie flexible
language; Presley Homes understands staff's intent for product mix.

In response to Commissioner Lutz, Mr. Flynn advised that their marketing personnel has found that
in this price range of homes, people are more interested in moving from a wood-siding house to a
stucco finish house. He also noted that the stucco [mish they use is a highly-skilled finish
application. It is equal in cost to the wood-siding.

PUBLIC HEARING WAS CLOSED

Mr. Iserson stated that Condition 8 should be modified to add some flexible language--the "goal
should be around 30% and the applicant will work with staff to try and achieve this goal."

Commissioner Lutz commends staff disallowing the four-car front entry garages.

The Commissioners agreed that they are comfortable with the au pair units because the units are
certain to be compatible architecturally to the main house unit.

Commissioner Wright motioned, seconded by Commissioner Cooper, making the findings for
the proposed conditional use as listed in the staff report and approving Case UP-96-086 subject
to the conditions listed in Exhibit "B-l,"

ROLL CALL VOTE

AYES:
NOES:
ABSENT:
ABSTAIN:

Commissioners Cooper, Lutz, Wright and Vice Chair Dove
None
Chair Barker
None

Commissioner Wright motioned, seconded by Commissioner Cooper, approving Case Z-96-257
subject to the conditions listed in Exhibit "B-2," with the following modification:

Condition 8A:

Revise the text such that "the goal should be around 30%/25% and the
applicant will work with staff to try and achieve this goal."

ROLL CALL VOTE

AYES:
NOES:
ABSENT:
ABSTAIN:

Commissioners Cooper, Lutz, Wright, and Vice Chair Dove
None
Chair Barker
None

Page 15

.'ebruary 26, 1997

Planning Commission Minutes
