Chair Barker asked if the Commission could condition the park to have lighted sports fields. Mr. Callahan advised that the deeds will also advise of the lighted sports park. Condition 18: Add "The park shall have lighted sports fields." Commissioner Wright motioned, seconded by Commissioner Dove, finding that the PUD prezonings and development plan are consistent with the General Plan and purposes of the PUD ordnance and adopt a resolution recommending to the City Council approval of Case PUD-96-02 for PUD prezoning and development plan approval, subject to the conditions listed in Exhibit B, with the following modifications: Conditions 3: delete. Condition 21: end of second sentence, add "unless otherwise approved by the Planning, Engineering or Fire Departments." Condition 28: "The developer shall [make a good faith effort] to channel sheet flow...." Condition 50: "The developer shall enter into an agreement with the City, approved by the City Attorney, which guarantees that all landscaping and open space areas included in this project will be maintained at all times [either by the developer or by the Homeowners Association] in a manner...." Condition 62: delete. ~ Condition 90: change "private" to "public" streets... Condition 120: delete. Condition 117: All homes shall be constructed with a Class A fire retardant roofing material.
