<br />Ms. Watt advised the Commission that there are changes to the conditions, as follows: <br /> <br />~ <br /> <br />Conditions 3: delete. <br /> <br />Condition 21: end of second sentence, add "unless otherwise approved by the Planning, Engineering <br />or Fire Departments." <br /> <br />Condition 28: "The developer shall [make a good faith effort] to channel sheet flow...." <br /> <br />Condition 50: "The developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in this project will be <br />maintained at all times [either by the developer or by the Homeowners Association] in a manner...." <br /> <br />Condition 62: delete. <br /> <br />Condition 90: change "private" to "public" streets... <br /> <br />Condition 120: delete. <br /> <br />In response to Commissioner Wright on Condition 117, Mr. Beougher stated that the fire <br />departments of Livermore and Pleasanton have joined together and Livermore has the sprinkler <br />requirement. The Fire Chief would like to have this included now since the project is phased over <br />the next few years. <br /> <br />~ Mr. Callahan advised that Pleasanton has an emergency water system that Livermore does not have. <br />In a comparison of the two systems, there is no justification to add sprinklers to Pleasanton homes <br />with the emergency water system that the City has provided. They objected to the residential <br />sprinklers only. Chair Barker feels this is something to be addressed with the City Council. <br /> <br />Condition 117: All homes shall be constructed with a Class A fIre retardant roofing material. <br /> <br />Commissioner Wright has no outstanding issues with the design, although he does not specifically <br />agree to the short front yard setback. But then, pushing the house back decreases the back yard. <br />He will agree to give the people the benefit of a larger back yard. <br /> <br />Chair Barker likes cul-de-sacs and feels the Planning Commission should allow a blend of the <br />non-gridded streets, porches, garages to the rear. She likes the proposed plotting plan. <br /> <br />Commissioner Cooper noted that there will be a lot of neo-traditional areas between the Ponderosa <br />development and the San Francisco Water District property--let's not make everything neo- <br />traditional. <br /> <br />Commissioner Wright feels there is probably no other way to phase this project because of all the <br />earth movement that is required to relocate the arroyo, etc. <br /> <br />~ <br /> <br />Page 25 <br /> <br />."ebruary 12, 1997 <br /> <br />Planning Commission Minutes <br />
