17.302 Sizes and Access. Each off-street parking space shall have <br /> an area of 180 square feet or more exclusive of access drives or aisles. <br /> There shall be adequate ingress and egress to a11 parking spaces. ~here <br /> a lot does not abut on a public or private alley or easement of access, <br /> an access drive of 10 feet or more shall be provided for each dwelling, <br /> and 20 feet or more in vldth in other cases, leading to the parking, <br /> storage, or loading spaces required herein so as to allow the most ap- <br /> propriate development of the property served. <br /> <br /> 17.303 Floor Area Defined. 'Tloor area", in the case of offices, <br />umrchandising or service uses, shall mean the gross floor area used or <br />intended to be used for service to the public as customers, patrons, <br />clients or patients, and shall include areas occupied by fixtures, equip- <br />ment and displays of merchandise. It shall not include areas used <br />principally for non-public purposes, storage, incidental repair process- <br />ing or packaging of merchandise, display windows, offices incidental to the <br />management or maintenance of buildings, toilet or rest rooms, utilities, <br />or dressing rooms, fitting or alteration rooms. <br /> <br /> 17.304 For any new structure, required off-street perking which <br />cannot be located on the premises my be provided on other property not <br />more than four hundred (400) feet from the building site. If a proposed <br />use lies within a Parking District, off-street parking requirements may <br />be met if the now o~ner of the land on which such use is located agrees <br />in ~riting with the City to pay costs as set up by such Parking District <br />for the required number of off-street parking spaces as set forth in this <br />Ordinance. Off-street parking requirements may also be met if the o~mer <br />of the land on ~;hich such use is to be located agrees in writing With the <br />City to substitute a pa~nent based on the fair market value of his land. <br />The pa)anent shall equal the cost of the area required for off-street <br />parking computed at said value, plus the cost of paving and other improve- <br />ments, as determined by the City. If any such agreement is necessar7 to <br />permit establishment of any ne~ use, the Planning Co~_ission shall make <br />a written report to the City Council of the findings which make any such <br />agreement nece.~sary. The City Council may cause any necessary investiga- <br />tions to be made to determine the amount of such payment. On receipt of <br />the City of said payment, the off-s=reet parking area requirements for <br />said use shall be met. All monies collected by the City from such agree- <br />ments shall be used for the purchase and improvement of off-street parking <br />areas, or related traffic improvements. <br /> <br /> 17.305 Number of Parkin~ Spaces Required. The number of off-street <br />parking spaces required shall be fixed by the use most similar, as follows: <br /> <br /> (1) Automobile or lqachinery Sales and Service Garages-- <br />1 for each 400 sq. ft. floor area. <br /> (2) Bankas Post Offices, Business and Professional Offices-- <br />1 for each 200 sq. ft. floor area. <br /> (3) Bowling Alleys -- 5 for each alley. <br /> (4) Churches and Schools -- i for each 3.5 seats in a church <br />or 1 for each 17 classroom seats. <br /> (5) Dance Halls and Assombly Halls without fixed seats, <br />exhibition halls -- 1 for each 100 sq. ft. of floor area used for assembly <br />or dancing. <br /> <br /> 29 <br /> <br /> <br />
