EDAW lNG WORK PROGRAM <br />TRANSIT-ORIENTED SPECIFIC PLAN <br />FOR THE HACIENDA BUSINESS PARK <br /> <br />These-sub areas are identified for further analysis <br />because they are either considered opportunity <br />sites which are located in close proximity to BART <br />have relatively low levels of existing development, <br />or are candidates for constructive reuse. <br /> <br />A TEAM THAT PLANS FOR PROJECTS <br />THAT "WORK" <br /> <br />While the Consultant Team is deeply committed to <br />outstanding urban design, we also understand that <br />good design is not the only factor that makes for <br />successful projects. If the buildings mandated by <br />the plan are going to get built, they must also meet <br />basic user needs and include designs that are cost <br />effective. Too often, plans require that buildings <br />have impractical setback, heights, parking solutions <br />and/or a number of other features, given <br />construction costs and overall project value. <br /> <br />Our team for this Transit-Oriented Specific Plan is <br />led by EDAW, Inc., an international urban design, <br />planning, landscape architecture, environmental <br />and economic development consultancy, based in <br />San Francisco. EDAW's special emphasis is on the <br />broad and increasingly complex issues of urban <br />planning and design, and environmental analysis. <br />We have produced a portfolio of successful and <br />award winning projects in cities around the world. <br /> <br />We also boast a strong track record of outstanding <br />projects completed here in the Bay Area, including <br />Specific, Area, and Transit Plans for several local <br />cities and agencies including: Walnut Creel San <br />Francisco, Redwood City, San Jose, San Mateo, <br />Milpitas, the Ports of San Francisco and Oakland, <br />BART, and the VTA. <br /> <br />Because of the complexity and importance of this <br />project, we have crafted a specially tailored team <br />uniquely qualified to ensure the desired outcome of <br />a visionary and implementable plan. <br /> <br />EDAW will lead and manage the overall effort, <br />with special emphasis on land use, planning, urban <br />design and environmental planning. <br />Our team members include: <br /> <br />· Strategic Economics, market <br /> economics and pro forma analysis; <br /> <br />Fehr & Peers, transportation and <br />parking analysis; and, <br />Ellen Greenberg, AICP, <br />transportation and land use <br />analyst and advisor <br /> <br />In addition to each team members' unique skills, <br />we have successfully worked with one another on <br />numerous complex multi-disciplinary projects and <br />have very sound teaming relationships. Key to ail <br />of our teaming relationships is the ability to foster a <br />highly collaborative and interactive environment <br />between each team member. <br /> <br />We believe our success as a team in creating highly <br />innovative, site specific, and implementable plans is <br />largely attributable to the notion that, as a team, we <br />are extremely comfortable with "sharing the <br />podium" with one another, and the other Teams; <br />voices are heard and recognized as important <br />contributors to the greater goal of creating well <br />rounded plans. <br /> <br />As a team we are also interested in crafting urban <br />environments that enable human contact and <br />interaction in support of community building as <br />well as business and trade. <br /> <br />Strategic Economics will develop pro formas to test <br />the financial feasibility of potential development <br />prototypes based on local market conditions. <br />However, Strategic Economics will contribute more <br />to the team than their technical expertise. <br /> <br />Strategic Economics has extensive experience <br />working in complex urban mixed use environments <br />and are strongly committed to working with <br />EDAW in an interdisciplinary collaboration to <br />create the best possible plan for the area. <br /> <br />Strategic Economics has collaborated with EDAW <br />on numerous projects including many with <br />emphasis on the creation of viable transit <br />supportive environments. <br /> <br />Fehr & Peers, transportation planners and <br />engineers, will also play a critical role in this <br />assignment. While built form, land use, and <br />financial feasibility are essential, so is having a firm <br />understanding of multiple modes of transport, as <br /> <br /> <br />
