<br />Resolution No. PC-96-78 <br />Page 2 <br /> <br />2. The proposed development plan modification is consistent with the <br />Pleasanton General Plan: <br /> <br />The subject property is located in the area of Pleasant on covered by the <br />Stoneridge Drive Specific Plan and Environmental Impact Report, and is <br />designated by the Specific Plan for Low Density Residential (< 2 dulac) <br />land uses. At 1.32 dwelling units per acre, the project's proposed density <br />conforms to the land use designation of the Specific Plan and, therefore, <br />with the Pleasanton General Plan. <br /> <br />3. The proposed development plan modification is compatible with <br />previously developed properties located in the vicinity of the site: <br /> <br />Parcel One and Parcel Two would be controlled by the use and <br />development standards of the R-I-40,000 district of the Pleasanton <br />Municipal Code which, because of the size of these parcels, limits their <br />development to one unit. Furthermore, the proposed 34,000+ sq. ft. lot <br />sizes would be consistent with the large lot single-family detached <br />residential development pattern on Trenery Drive. <br /> <br />4. The development plan modification is compatible with the natural, <br />topographic features of the site: <br /> <br />The subject property is flat. The building siting would be comparable to <br />the existing single-family homes located on Trenery Drive. <br /> <br />5. The grading proposed in conjunction with the development plan <br />modification takes into account environmental characteristics and is <br />designed in keeping with the best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect upon the environment as <br />possible: <br /> <br />Minimal grading would be required for the building pad, and would be <br />reviewed with a site specific development proposal to meet City standards. <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the modified development plan: <br /> <br />Public safety issues or traffic impacts associated with the proposed <br />modification are not envisioned. <br />
