The modified development plan conforms to the purposes of the PUD <br />District: <br /> <br />Overall, the proposed PUD Development Plan modification for one <br />additional large lot, single-family detached house conforms to the <br />purposes of the PUD district in that it would continue the development <br />pattern established in the surrounding area and is compatible with the <br />existing uses on all sides of the site. Building height restrictions have <br />been applied to the site in order to preserve the limited viewshed of an <br />adjacent homeowner of the southeast hills. <br /> <br />WHEREAS, the Planning Commission determined that the PUD modification for one <br />additional single-family lot would continue the development pattern established in <br />the surrounding area along Trenery Drive and is compatible with the existing uses <br />on all sides of the site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Section 2. <br /> <br />Recommends approval of Case PUD-91-l5-2M, the application of Nancy Kristine <br />Montgomery for a major modification to an approved Planned Unit Development <br />to subdivide an existing 1.58-acre parcel into two lots, each lot being <br />approximately 0.80 -acres in area, where the existing PUD requirement is a <br />one-acre minimum parcel size located at 3800 Trenery Drive, subject to the <br />conditions shown on Exhibit "B," attached hereto and made part ofthis case by <br />reference. <br /> <br />This resolution shall become effective immediately upon its passage and adoption. <br /> <br />THIS RESOLUTION ADOPTED BY THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON ON THE 23RD DAY OF OCTOBER 1996 BY THE FOLLOWING <br />VOTE: <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Cooper, Lutz, McGuirk, and Wright, and Chair Barker <br />None <br />None <br />None <br />
