<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-78 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />NANCY KRISTINE MONTGOMERY FOR A MAJOR MODIFICATION TO AN <br />APPROVED PLANNED UNIT DEVELOPMENT AS FILED UNDER CASE <br />PUD-91-15-2M <br /> <br />WHEREAS, Nancy Kristine Montgomery has applied for a major modification to an approved <br />Planned Unit Development to subdivide an existing 1.58-acre parcel into two lots, <br />each lot being approximately 0.80 -acres in area, where the existing PUD <br />requirement is a one-acre minimum parcel size located at 3800 Trenery Drive; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - LDR (Low Density <br />Residential) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of October 23, 1996, the Planning <br />Commission considered all public testimony, relevant exhibits and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the PUD modification is covered by the Stoneridge Drive Specific Plan <br />Environmental Impact Report; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The proposed development plan modification is in the best interests of the <br />public health, safety, and general welfare: <br /> <br />Full infrastructure including streets and utilities are present to serve these <br />sites. According to the United States Department of Housing and <br />Urban Development Flood Hazard Maps, these sites will not be affected <br />by the 100- or 500-year floods. The subject property lies well outside the <br />Airport Land Use Commission's (ALUC) clear zone, approach zone, and <br />65 CNEL (Community Noise Element Level) noise contour adopted by <br />the Livermore Airport. The adopted ALUC safety zone, which defines <br />compatible and incompatible land uses, extends only to the east side of El <br />Charro Road. A single-family house located on the subject property <br />would not be affected by these regulations. <br />
