Resolution No. PC-96-74
Page 2

The proposal would affect Parcels 55A, 55B, 57A, and 57B ofthe
Hacienda Business Park (HBP) located on the southerly side of
Owens Drive across from the new East DublinfPleasanton BART
Station. The policy and programs of the Pleasanton General Plan
direct the City to "Establish a well-planned mixture of land uses
around the East DublinfPleasanton BART Station." Although
hotels/motels are permitted uses of the MC/OIIPD District (the
HBP zoning district which cover these sites) they are presently
limited to HBP Parcels IC, SA, and 56A. This modification would
add hotels/motels to the existing list of permitted uses on these
sites; it does not state that a hotel would be constructed on anyone
ofthese sites.

3. The proposed development plan modification is compatible with
previously developed properties located in the vicinity ofthe site:

Compatibility with existing land uses would be reviewed with a
site specific development proposal. However, hotels/motels could
be developed on these sites so as to be compatible with
surrounding properties.

4. The development plan modification is compatible with the natural,
topographic features of the site:

The subject properties are relatively flat. The general style of
building and site designs would be comparable to the existing
office and commercial developments located in the business park.

5. The grading proposed in conjunction with the development plan
modification takes into account environmental characteristics and is
designed in keeping with the best engineering practices to avoid erosion,
slides, or flooding to have as minimal an effect upon the environment as
possible:

Grading would be limited to building pads and parking areas and
would be reviewed with a site specific development proposal.
However, grading for any proposed hotel/motel would be required
to meet City standards, as has been the case for previous
development in the Hacienda Business Park.

6. Adequate public safety measures have been incorporated into the design of
the modified development plan:
