<br />Resolution No. PC-96-74 <br />Page 2 <br /> <br />The proposal would affect Parcels 55A, 55B, 57A, and 57B ofthe <br />Hacienda Business Park (HBP) located on the southerly side of <br />Owens Drive across from the new East DublinfPleasanton BART <br />Station. The policy and programs of the Pleasanton General Plan <br />direct the City to "Establish a well-planned mixture of land uses <br />around the East DublinfPleasanton BART Station." Although <br />hotels/motels are permitted uses of the MC/OIIPD District (the <br />HBP zoning district which cover these sites) they are presently <br />limited to HBP Parcels IC, SA, and 56A. This modification would <br />add hotels/motels to the existing list of permitted uses on these <br />sites; it does not state that a hotel would be constructed on anyone <br />ofthese sites. <br /> <br />3. The proposed development plan modification is compatible with <br />previously developed properties located in the vicinity ofthe site: <br /> <br />Compatibility with existing land uses would be reviewed with a <br />site specific development proposal. However, hotels/motels could <br />be developed on these sites so as to be compatible with <br />surrounding properties. <br /> <br />4. The development plan modification is compatible with the natural, <br />topographic features of the site: <br /> <br />The subject properties are relatively flat. The general style of <br />building and site designs would be comparable to the existing <br />office and commercial developments located in the business park. <br /> <br />5. The grading proposed in conjunction with the development plan <br />modification takes into account environmental characteristics and is <br />designed in keeping with the best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect upon the environment as <br />possible: <br /> <br />Grading would be limited to building pads and parking areas and <br />would be reviewed with a site specific development proposal. <br />However, grading for any proposed hotel/motel would be required <br />to meet City standards, as has been the case for previous <br />development in the Hacienda Business Park. <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the modified development plan: <br />
