<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-74 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />THE PRUDENTIAL INSURANCE COMPANY FOR A MAJOR MODIFICATION <br />OF THE HACIENDA BUSINESS PARK PUD AS FILED UNDER CASE <br />PUD-81-30-35M/PUD-85-8-16M <br /> <br />WHEREAS, the Prudential Insurance Company has applied for a major modification of the <br />Hacienda Business Park PUD development plans and design guidelines to allow <br />hotels and motels on Parcels 52, 53A, 55A and B, 56C, 57 A, B, and C; and <br /> <br />WHEREAS, zoning for the property is PUD (planned Unit Development) - I/C-O (Industrial, <br />Commercial, and Offices) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of October 9,1996, the Planning Commission <br />considered all public testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed PUD modification is <br />covered by the Environmental Impact Report (ErR) approved by the City Council <br />for the Hacienda Business Park; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The proposed development plan modification is in the best interests of the <br />public health, safety, and general welfare: <br /> <br />Full public street infrastructure including public streets, sidewalks, <br />and utilities are present to serve development on these sites. <br /> <br />According to the United States Department of Housing and Urban <br />Development Flood Hazard Maps, these sites will not be affected <br />by the I OO-year or the 500-year floods. <br /> <br />2. The proposed development plan modification is consistent with the <br />Pleasanton General Plan: <br /> <br />The subject sites are designated by the Land Use Element of the <br />Pleasanton General Plan for Business Park land uses. <br />Hotels/motels would conform to this land use designation. <br />
