<br />Resolution No. PC-96-70 <br />Page 5 <br /> <br />11. The landscape plan shall be modified as follows: <br /> <br />a.) A small planter area shall be added to the east of the apartment entrance on West <br />Angela Street for the metal trellis and vine as shown on the building elevations. <br /> <br />b.) The black acacia tree in the northwest corner of the site shall be shown on plan <br />and shall be saved. The applicants shall relocate the handicapped parking space and <br />loading zone to the location of the two parking spaces near the southwest corner of the <br />building; the two standard parking spaces shall be relocated to the former location of the <br />handicapped space and loading zone. <br /> <br />c.) The 10 inch holly oak street tree on West Angela Street shall be saved if the <br />parking lot consolidation with the bank allows the proposed driveway to be relocated <br />outside of the tree canopy. <br /> <br />d.) The proposed 36 inch box holly oak tree in parking lot planter on the west side of <br />the driveway shall be substituted with a crape myrtle tree or other appropriate small <br />growing tree. <br /> <br />Said modifications shall be shown on the plans submitted for building permits and shall <br />be subject to review and approval by the Planning Director prior to issuance of building <br />permits. <br /> <br />12. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />13. Except for the plaza area, six inch vertical concrete curbs shall be installed between all <br />paved and landscaped areas. <br /> <br />14. The applicants shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />15. Prior to occupancy, the landscape architect shall certify in wrItmg to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br />
