<br />Resolution No. PC-96-70 <br />Page 4 <br /> <br />8. The following changes shall be made to the building elevations: <br /> <br />a.) Decorative wrought iron grills shall be installed on the second floor window sills <br />with no provision for potted plants. Release mechanisms for emergency egress shall be <br />installed as required by the Director of Building Inspection. <br /> <br />b.) Two or three metal trellises with vines shall be installed along the southern <br />building wall. <br /> <br />c.) The tile squares in the tower shall either be replaced with either decorative brick <br />pattern or a recessed brick band similar to the herringbone pattern above the storefront <br />awnings, or the tile squares shall remain on the tower and shall also be utilized in place of <br />the concrete rosettes on the building columns. <br /> <br />d.) A 6 inch gap (jamb) shall be provided between the grouped second floor <br />windows. <br /> <br />e.) The brick infill wall elements on either side of the entry doors for the "Retail I" <br />tenant space (northernmost tenant space) shall be removed or reduced to be no more than <br />one foot in width. <br /> <br />f.) The bullnose, crown, and recessed band on the western (rear) elevation shall be <br />finished with either: I) all brick material or, 2) a brick recessed band with plaster bullnose <br />and crown. The plaster shall be painted "Benavento" #224 to match the building base <br />color. <br /> <br />Said modifications shall be shown on the plans submitted for issuance of building permits <br />and shall be subject to review and approval by the Planning Director prior to issuance of <br />building permits. <br /> <br />9. A detail of the storefront bases shall be submitted with the plans submitted for building <br />permits and shall be subject to review and approval by the Planning Director prior to <br />issuance of building permits. The wood bases shall be finished with a smooth surface. <br /> <br />10. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. The applicants shall modify the landscape plan, as necessary, to <br />accommodate the consolidation and/or joining of the Bank of America parking lot with <br />the parking lot on the subject site. <br />
