<br />Resolution No. PC-96-70 <br />Page 6 <br /> <br />16. The applicants shall contact Bank of America representatives to request if they would <br />allow the applicants to attractively prune or replace the existing shrubs/trees in the <br />northeast planter adjacent to the bank's Main Street driveway. If acceptable to the bank, <br />the applicants shall either prune or replace the shrubs prior to occupancy of the building. <br /> <br />17. Any pruning of street trees shall be conducted by a certified arborist familiar with the <br />International Society of Arboriculture pruning guidelines and shall comply with the <br />guidelines established by the International Society of Arboriculture, Tree Pruning <br />Guidelines, current edition, to maintain the health of the trees. <br /> <br />18. All outdoor dining furniture in the plaza area shall match in terms of design, colors, and <br />materials. No plastic furniture shall be allowed in the plaza area. Design details and/or <br />photographs for the outdoor patio fumiture for the plaza shall be submitted to the <br />Planning Director for review and approval prior to issuance of building permits for the <br />building. <br /> <br />19. A comprehensive sign program for the building and site shall be submitted to the <br />Planning Director for review and approval prior to installation of any signs. Said sign <br />program shall be consistent with the Downtown Design Guidelines. <br /> <br />20. The new City sidewalk in front of the "Retail 5" tenant space shall match the color, <br />concrete material, and pattern of the existing Main Street sidewalk. The applicants or <br />their contractor shall contact the City Street Department to obtain sidewalk color and <br />material information and use of the City's sidewalk stamp. <br /> <br />21. All restaurant facilities shall be equipped at all times with filtering devices to minimize <br />odors and fumes. Details of said devices shall be show on the tenant improvement plans <br />submitted for issuance of building permits and shall be subject to review and approval by <br />the Planning Director and Director of Building Inspection prior to issuance of building <br />permits for the tenant improvements. <br /> <br />22. The applicants shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, <br />or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to building occupancy. <br /> <br />23. All mechanical equipment shall be constructed in such a manner that noise emanating <br />from it will not be perceptible beyond the property plane of the subject property in a <br />normal environment for that zoning district. <br />
