Weeping willows shall be used only at the entries or in the PSE where the lawn <br />and landscaped area are sufficient to accommodate them. <br /> <br />d. The trees in the landscaped areas immediately adjacent to the hotel shall be <br />installed in a mixture of sizes of 15 gallon, 24" box, and 36" box with at least 15% of the <br />trees installed in a 24" box size and 5% of the trees installed in a 36" box size. <br /> <br />e. The trees in the landscape areas immediately at the rear of the retail center shall be <br />installed in a mixture of sizes of 15 gallon and 24" box sizes with at least 15% of the <br />trees installed in a 24" box size. The palette of tree species also shall include some <br />shade trees. <br /> <br />f. Heavy shrub screening shall be installed along the truck loading and trash <br />compaction area by Johnson Drive <br /> <br />g. The landscape treatment shall be increased in the areas immediately adjacent to the <br />In-N-Out building, replacing the hardscape directly around building except for that area <br />used for outdoor seating and building service. <br /> <br />h. Heavy shrub screening shall be installed along the perimeter ofthe drive-through lane <br />between the lane and Johnson Drive. Several additional trees shall be added to screen the <br />drive-through windows and service areas from view. <br /> <br />13. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum <br />of 5 gallons, unless otherwise shown on the approved landscape plan, or as indicated in <br />these conditions of approval. <br /> <br />14. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />15. The developer shall provide root control barriers and four inch perforated pipes for parking <br />lot trees, street trees, and trees in planting areas less than ten feet in width, as determined <br />necessary by the Planning Director at the time of review of the final landscape plans. <br /> <br />16. The developer shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan for this <br />development. Said agreement shall run with the land for the duration of the existence of <br />the structures located on the subject property. <br /> <br />17. Prior to occupancy, the landscape architect shall certify in writing to the Planning Director <br />that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of plants and overall design <br />concept. <br />
