<br />Resolution No. PC-96-64 <br />Page 7 <br /> <br />8. The colors and materials of all of the buildings shall be submitted to and approved by the <br />Planning Director prior to the issuance of a building permit. Colors shall be consistent with <br />approved colors and all colors and materials shall be stated on all plans for all buildings <br />submitted for issuance of building permits. <br /> <br />9. The restaurant may encroach into the required 33' wide PSE setback along Owens Drive <br />provided that the resultant amount of landscaped area is equal to or greater than the area <br />otherwise required and that an average 33' setback is maintained for the length of the <br />building. <br /> <br />10. Prior to the issuance of building permits the site plan and civil drawings shall be modified <br />to show a 6' wide planter at the main entrance to the retail site on Johnson Drive (across <br />from Owens Drive). <br /> <br />II. Prior to the issuance of building permits, the elevations shall be modified as follows: <br /> <br />a. Storefronts for the two major tenants of the retail building shall be improved with <br />additional glass storefronts or window displays on the building wall to for the length of <br />one arcade on either side of the tenant entrance doors. The design of the <br />storefronts/window display shall be subject to the review and approval of the Planning <br />Director. <br /> <br />b. A detail for the retail building cornice similar in design to the cornice design of <br />the Pleasanton Square (Home Depot) building shall be provided to the Planning Director <br />for review and approval. <br /> <br />c. Details of the corbels, eaves, and window trim for the hotel shall be indicated on <br />the building permit plans. <br /> <br />Landsca'pin~ and Tree Preservation <br /> <br />12. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. Said <br />landscape plan shall be consistent with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantities, and spacing. <br />Said landscape plan shall include the following: <br /> <br />a. The number of trees and tree planters shall be increased in the parking aisles to a <br />ration of one tree per every eight parking spaces. <br /> <br />b. At least one tree in the planter at the end of a parking aisle and one tree within the <br />parking aisle shall be of an evergreen tree specie. <br />
