<br />Resolution No. PC-96-60 <br />Page 4 <br /> <br />The subject property is not located in the Alquist-Priolo Special Studies Zone. <br />Requirements of the Uniform Building Code -- implemented by the City at the <br />building permit review -- would ensure that building foundations and private <br />street/on-site parking areas are properly constructed. <br /> <br />Erosion control, stormwater runoff, dust suppression measures would be <br />documented in the final grading plan/permit and will be administered by the <br />City's Building and Public Works Departments. <br /> <br />The site's existing perimeter berms will be retained and incorporated into the <br />project. <br /> <br />F. Adequate public safety measures have been incorporated into the design of the <br />modified development plan: <br /> <br />Thoratec will submit a Hazardous Materials Management Plan describing all <br />regulated materials, the maximum amount of the material on-site at anyone <br />time, and the applicable fire-hazard classification. <br /> <br />Buildings are designed to meet the requirements of the Uniform Building Code, <br />other applicable City codes, and State of California mandated noise, energy, and <br />accessibility requirements. <br /> <br />The project is conditioned to provide measures, e.g., oil/water separators, <br />covered trash enclosures, etc., consistent with the City's non-point stormwater <br />runoff ordinance. <br /> <br />All driveway entrances are located and configured to provide an adequate <br />line-of-sight viewing distance in both directions perpendicular to the vehicle, <br />and to facilitate efficient ingress/egress to and from the project site. <br /> <br />G. The modified development plan conforms to the purposes of the PUD District: <br /> <br />The changes proposed by the new development plan conform to the purposes of <br />the PUD District which encourage innovative building design, while adhering to <br />the standards of the Pleasanton General Plan. For example, the height and <br />massing of Thoratec's building balances the building mass and scale of the <br />Signature Center office buildings without overpowering its site and street <br />frontages; the proposed building design complements the existing office <br />buildings constructed with the Signature Center Business Park; generous <br />landscaping and paved walkway areas are provided in the new parking areas; <br />and Thoratec will participate in any future assessment district created to fund <br />the construction of the I -680/W est Las Positas Boulevard freeway interchange. <br />
