The proposed development plan modification is compatible with previously developed <br />properties located in the vicinity of the site: <br /> <br />Exterior building design elements and finishes complement the design of <br />adjacent buildings, e.g., the Signature Center, Providian BanCorp, and Bank of <br />America buildings. <br /> <br />The proposed building height varies from 25' 0" to 33' 0"; the predominant <br />building height is 25' 0". The proposed entrance tower is 45' 0" tall. Building <br />height and mass facing Stoneridge Drive is low-scale with limited two-story <br />portions on this elevation. Thus, Thoratec's proposed structure complements the <br />mass and scale of the Bank of America and PeopleSoft buildings and, <br />additionally, does not overpower its site and street frontages. <br /> <br />The building's "saw-tooth" footprint creates architectural relief to the building <br />walls and provides for very large landscape features directed towards the corner <br />of Bradley Drive and Stoneridge Drive and towards the site's entrance from <br />Stoneridge Drive. <br />Building and parking setbacks meet or exceed the minimum 33' 0" setbacks <br />established for the site by the PUD Development Plan. <br /> <br />Thoratec's truck dock/loading area is recessed into the structure to screen any <br />truck temporarily parked at the door, and is screened from on- and off-site views <br />by side screen walls augmented by the large landscape areas in the parking area. <br /> <br />D. The development plan modification is compatible with the natural, topographic <br />features of the site: <br /> <br />The subject property is flat. Proposed grading would essentially match the existing <br />lay-of-the land. <br /> <br />E. Grading proposed in conjunction with the development plan modification takes into <br />account environmental characteristics and is designed in keeping with the best <br />engineering practices to avoid erosion, slides, or flooding to have as minimal an <br />effect upon the environment as possible: <br /> <br />As previously stated, the subject property is relatively flat. Grading will be <br />limited to the building pad, parking and driveway areas, and to raise the site's <br />grade where necessary to drain the site towards public storm drain and sanitary <br />sewer lines. <br />
