<br />Resolution No. PC-96-60 <br />Page 2 <br /> <br />Thoratec has agreed to adhere to a "no-voluntary-release" stipulation of <br />hazardous wastes into the atmosphere or sanitary sewer. <br /> <br />Full public infrastructure including public streets, sidewalks, and utilities are <br />present to serve the proposed development on this site. All on-site <br />infrastructure will be installed by the project developer. <br /> <br />In compliance with the City's non-point storm drain run-off ordinance, the trash <br />enclosures will be covered and connected to the City's sanitary sewer system, <br />and oil/water separators will be installed in the parking lot. <br /> <br />According to the United States Department of Housing and Urban Development <br />Flood Hazard Maps, no portion of the site will be affected by the 100-Year or <br />the 500-year floods. <br /> <br />B. The proposed development plan modification is consistent with the Pleasanton <br />General Plan: <br /> <br />The subject property is designated by the Land Use Element of the Pleasanton <br />General Plan for Business Park land uses. The proposed office, research and <br />development, and light assembly and manufacturing uses conform to this land <br />use designation. <br /> <br />Thoratec will participate to its pro-rata share in any future assessment district <br />funding the construction of the 1-680/West Las Positas Boulevard freeway <br />interchange. With this requirement, the Thoratec project achieves the <br />level-of-service standards stated in the Circulation Element of the Pleasanton <br />General plan. <br /> <br />Thoratec's proposed floor area ratio would be 36.1 %, which conforms to the <br />60% maximum floor area ratio allowed for this site by the Pleasanton General <br />Plan. <br /> <br />Based on the proposed project's traffic analysis, traffic conditions on Hopyard <br />Road and Stoneridge Drive intersections and 1-580 and 1-680 freeway <br />interchanges would be within the level-of-service standards of the Pleasanton <br />General Plan. <br /> <br />Adequate on-site parking is provided for the employees of the proposed <br />development based on the existing and projected number of employees and <br />customers. <br />
