<br />Resolution No. PC-96-52 <br />Page 4 <br /> <br />Grading in conjunction with the proposed development would maintain the exist- <br />ing configuration of the site sloping downward from Del Valle Parkway towards <br />the Arroyo Del Valle. Storm water runoff would be conveyed to the arroyo via an <br />existing storm drain outfall. Sanitary sewer lines will drain towards the lines lo- <br />cated in Del Valle Parkway. All units/lots would be graded to drain towards the <br />private motorcourts or to a storm line; the decision would be made at the tentative <br />map stage. <br /> <br />The subject property is not located in the Alquist-Priolo Special Studies Zone. <br />Requirements of the Uniform Building Code -- implemented by the City at the <br />Building Permit review -- would ensure that building foundations and private <br />street/on-site parking areas are constructed on satisfactorily compacted fill. <br /> <br />Erosion control, stormwater runoff, dust suppression measures will be docu- <br />mented in the final map and/or grading plan/permit and will be administered by <br />the City's Building and Public Works Departments. <br /> <br />To stabilize the steeper sections of the bank of the Arroyo Del Valle by the site, <br />the applicant will install concrete and rip-rap material. However, to maintain the <br />natural appearance of the arroyo, the applicant would end the concrete within 5' 0" <br />of the top-of-bank and would place a layer of soil and native grasses over the <br />concrete/rip-rap. <br /> <br />F. Adequate public safety measures have been incorporated into the design of the <br />proposed development plan: <br /> <br />The developer would dedicate in fee title to Zone 7 the portion of the site's area <br />from the top-of-bank of the Arroyo Del Valle down to the south property line. By <br />accepting dedication of the bank, Zone 7 will be responsible for bank maintenance <br />and repair. <br /> <br />A geotechnical analysis of the slope bank, including test borings of the soil struc- <br />ture, has identified measures which would be implemented by the developer to <br />stabilize the steeper sections of the bank of the Arroyo Del Valle located by the <br />project site. Based on these measures, Zone 7 staff is comfortable that the bank <br />can be made stable. <br /> <br />Deleting the fence between the project site and the Arroyo Del Valle means that <br />the City of Pleasanton shall accept a recreation easement from Zone 7 over the <br />portion of the site to be dedicated to Zone 7, and accepts the liability for this sec- <br />tion of the Arroyo Del Valle. <br />
