<br />Resolution No. PC-96-52 <br />Page 5 <br /> <br />The private sidewalk located along the entire outside edge of the private street to <br />Del Valle Parkway provides to the residents of this development and their guests <br />the opportunity to walk to/from this development without having to share the pri- <br />vate street with vehicles. <br /> <br />All on-site streets and parking areas meet City standards and are adequate to han- <br />dle anticipated traffic volumes. <br /> <br />Buildings are designed to meet the requirements of the Uniform Building Code, <br />other applicable City codes, and State of California mandated noise, energy, and <br />accessibility requirements. <br /> <br />Adequate access is provided to all structures for police, fire, and other emergency <br />vehicles. <br /> <br />G. The development plan conforms to the purposes of the PUD District: <br /> <br />The proposal implements the purposes of the City's PUD Ordinance by providing <br />a small-lot, single-family development that is well-designed and sited on the sub- <br />ject property, that provides a public trail between a residential area of the City and <br />downtown Pleasanton, that achieves an attractive blend of "neo-traditional" and <br />"arts and crafts" building styles, and which meets the City's General Plan goals <br />and policies. <br /> <br />WHEREAS, the Planning Commission determined that the proposed project is attractive and <br />well-designed and appropriate for the site.. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of Case PUD-96-09, the application of Patco Enterprises <br />for Planned Unit Development rezoning and development plan approval for II <br />clustered, single-family detached homes on a approximately 1.66-acre site located <br />at 4110 Del Valle Parkway, between Del Valle Parkway and Arroyo Del Valle, <br />subject to the conditions shown in Exhibit "B," attached hereto and made part of <br />this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective immediately upon its passage and adoption. <br />
