<br />Resolution PC-96-37 <br />Page 4 <br /> <br />8. Prior to or concurrently with the submittal of plan check documents for building permits, <br />the applicant shall submit for review and approval a tentative tract/parcel map or other <br />map indicating the dissolution ofthe existing property line between Lot 13 (APN <br />946-4547-144) and Lot 14 (946-4547-61). Proof of the recorded elimination of this <br />property line shall be required prior to the issuance of building permits. <br /> <br />9. The developer shall record at the time of recordation of any final map for this property <br />shared access, parking, and utility easements with maintenance and repair responsibilities <br />clearly defined among all (future) parcels subject to the review and approval of the City <br />Attorney and the Planning Director. <br /> <br />10. The developer shall provide all buyers and tenants with copies of the project conditions of <br />approval, as well as with copies of Ordinance Nos. 924, 928,1084 and 1123, and <br />Planning Commission Resolution PC-87-15. <br /> <br />Landscaping and Tree Preservation <br /> <br />11. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. Said landscape plan shall include the following: <br /> <br />a. Four of the crape myrtle proposed between the buildings and Serpentine Lane <br />shall be replaced with Raywood ash in the same locations and in the same size. <br /> <br />b. The landscape planter at the corner of Building C/D closest to Serpentine Lane <br />shall be extended to the street. Trees in this planter shall be installed closer to the <br />buildings, as is indicated in the submitted plans. Shrubs and groundcover are appropriate <br />materials for the remainder ofthe planting area. <br /> <br />c. Trees shall be planted within the landscape planter along the westerly driveway <br />between the noise attenuation/screening wall and the parking area at a density of one tree <br />for every 10 parking spaces for a total of 10 trees. These trees may be IS-gallon in size <br />and of a specie agreed upon by staff and the applicant. <br /> <br />12. That portion of the site located between the westerly property line and the noise <br />attenuation/screening wall shall be cleared of debris, dead vegetation, etc. prior to <br />occupancy of the buildings and preferably at the time of on-site landscape installation. It <br />shall be the property-owner's/developers responsibility to maintain this area free of <br />debris, weeds, overgrown plant materials, etc. to the satisfaction of the Planning Director <br />and Fire Marshall. <br /> <br />13. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br />
