<br />Resolution PC-96-37 <br />Page 3 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case Z-96-77 <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit" A", <br />(dated "Received April 19, 1996") on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director iffound to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. All conditions of approval of Ordinance No. 924 (PUD-79-13), Ordinance 928 <br />(PUD-80-1), Ordinance 1084, Ordinance 1123, and Planning Commission Resolution No. <br />PC-87-15 (UP-87-2) shall remain in full force and effect unless otherwise modified by <br />these conditions. <br /> <br />3. Final inspection by the Planning Department is required prior to occupancy. <br /> <br />4. The colors of the building(s) shall be submitted to and approved by the Planning Director <br />prior to the issuance of a building permit and shall be consistent with the approved colors <br />on file as part of Exhibit "A". Approved colors shall be stated on the plans submitted for <br />issuance of building permits. <br /> <br />5. Prior to the issuance of building permits, the site plan shall be modified to reflect the <br />following: <br /> <br />a. Building A shall be modified such that there are two loading doors on the north <br />elevation, an additional loading door on the south elevation, a 2-1/2 foot wide landscape <br />planter along the north building wall where there are no loading doors, and additional <br />windows on the northwest and west elevations. <br /> <br />6. Prior to the issuance of building permits, the applicant shall provide a cross-section of the <br />roof of each building which shows the actual roof line, the height of the parapet, and the <br />size, height, and location of any mechanical or HV AC equipment that would be located <br />on the roof. The property ownerlmanagement shall indicate in all deeds and/or lease <br />agreements that no future property-owners or tenants shall be allowed to install <br />roof-mounted equipment which projects above the parapet wall. <br /> <br />7. Prior to the issuance of building permits, the applicant shall submit a sign program for <br />building-mounted and monument/directional signs for review and approval by the <br />Planning Director. The sign program shall be designed to be compatible with other signs <br />recently approved in the Valley Business Park and in a manner and with materials <br />complementary to the buildings and the site. Monument/directional signs shall be limited <br />to four feet in height. <br />
