<br />Resolution No. PC-96-30 <br />Page 3 <br /> <br />Adequate on-site parking is provided for the employees of the proposed <br />development based on floor area, employee density, and number of work shifts. <br /> <br />3. The proposed development plan modification is compatible with previously <br />developed properties located in the vicinity of the site: <br /> <br />The proposed buildings are designed to match the architectural style established <br />by the existing Providian structures regarding materials, colors, detailing, and <br />the "bowed" building elements which bisect the existing structures. <br />The height and massing of Providian's proposed office campus balances the <br />building mass and scale of the Signature Center office buildings without <br />overpowering its Franklin Drive and Johnson Drive site and street frontages. <br />The entire interior area of the existing Providian buildings would be entirely <br />rebuilt and replanted to create the interior plaza area. The plaza would feature <br />built-in-place seating, a water feature, ornamental walls, and decorative paving. <br />This feature would be an attractive amenity which would reinforce the high <br />design standards of Signature Center. <br /> <br />4. The development plan modification is compatible with the natural, topographic <br />features of the site: <br /> <br />The subject property is flat. Proposed grading would essentially match the <br />existing lay-of-the land. <br /> <br />5. The grading proposed in conjunction with the development plan modification <br />takes into account environmental characteristics and is designed in keeping with <br />the best engineering practices to avoid erosion, slides, or flooding to have as <br />minimal an effect upon the environment as possible: <br /> <br />The subject property is relatively flat. Grading will be limited to building pads <br />and streets, and to raising the site's grades along the Stoneridge Drive and <br />Gibraltar Drive. <br />The subject property is not located in the Alquist-Priolo Special Studies Zone. <br />Requirements of the Uniform Building Code -- implemented by the City at the <br />building permit review -- would ensure that building foundations and private <br />street/on-site parking areas are properly constructed. <br />Erosion control, stormwater runoff, dust suppression measures would be <br />documented in the final grading plan/permit and will be administered by the <br />City's Building and Public Works Departments. <br />Where feasible, the existing perimeter berms will be retained and incorporated <br />into the project. <br />
