Adequate public safety measures have been incorporated into the design of the <br />modified development plan: <br />Buildings are designed to meet the requirements of the Uniform Building Code, <br />other applicable City codes, and State of California mandated noise, energy, and <br />accessibility requirements. <br />All internal areas of the Providian development can be accessed from anyone of <br />the Franklin Drive and Johnson Drive project driveways. For this reason, the <br />vehicular access that Morse Drive would have provided, if the Providian site <br />were still two separate and individually owned properties, is no longer needed. <br />The proposed project driveway to be located at the present intersection of Morse <br />Drive and Johnson Drive will remain signalized. <br />Providian will construct new public sidewalks and landings along the east and <br />south sides of Franklin Drive. The sidewalk replaces the sidewalk eliminated <br />with Morse Drive and will function as the second sidewalk connection from <br />Johnson Drive presently provided by Morse Drive. <br />The project is conditioned to provide measures, e.g., oil/water separators, <br />covered trash enclosures, etc., consistent with the City's non-point stormwater <br />runoff ordinance. <br />The proposed diesel powered emergency power generator is conditioned to <br />implement the requirements of the City's hazardous materials storage and use <br />ordinance. <br />All driveway entrances are located and configured to provide an adequate <br />line-of-sight viewing distance in both directions perpendicular to the vehicle, <br />and to facilitate efficient ingress/egress to and from the project site. <br /> <br />7. The modified development plan conforms to the purposes of the PUD District: <br /> <br />The changes proposed by the new development plan conform to the purposes of <br />the PUD District which encourage innovative building design, while adhering to <br />the standards of the Pleasanton General Plan, as follows: <br />The height and massing ofProvidian's office campus balances the building mass <br />and scale of the Signature Center office buildings without overpowering its site <br />and street frontages. The design of the proposed buildings matches that of the <br />three existing buildings constructed with the previous Providian project. <br />The innovative "bowed" building design elements of the existing Providian <br />buildings are also provided with the two new buildings. <br />The central plaza area would feature built-in-place seating, a water feature, <br />ornamental walls, and decorative paving. Providian's plaza area provides a <br />visual focal point centered between the Signature Center office buildings and <br />aligned with the Johnson Drive/Morse Drive intersection. <br />Generous landscaping is provided in the proposed parking areas. <br />Providian will participate in any future assessment district created to fund the <br />construction of the I-680/West Las Positas Boulevard freeway interchange. <br />
