<br />c. Approval for the number, type and location of fire hydrants shall be subject to the <br />approval ofthe Fire Chief and the City Engineer. <br /> <br />d. The applicant shall ensure that fire protection facilities, including all surface roads, <br />fire hydrants, and a water supply capable of furnishing the required fire flow shall be <br />installed and serviceable prior to and during the time of construction. When alternate <br />methods of protection are as approved by the Fire Chief, this requirement may be <br />waived or modified. Proposed alternative methods of fire protection shall be <br />submitted, in writing, to the Fire Chief. Work on the alternative fire protection <br />methods shall not start without the approval of the Fire Chief. <br /> <br />e. If required by the Police Department, the building(s) shall be equipped with an alarm <br />system, the type to be approved by the Police Department and that this system shall <br />be installed prior to occupancy of the building. <br /> <br />20. Landscape and Irrigation Design and Operation Requirements: <br /> <br />a. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an on-site <br />permit. Said landscape plan shall be consistent with the approved landscape plan plus <br />any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. <br /> <br />b. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all <br />shrubs a minimum of five (5) gallons, unless otherwise shown on the approved <br />landscape plan. <br /> <br />c. The developer shall provide root control barriers and four inch (4") diameter <br />perforated pipes for parking lot trees, street trees, and trees in planting areas less than <br />ten feet (10' 0") in width, as determined necessary by the Planning Director at the <br />time of review of the final landscape plans. <br /> <br />d. Except for the section of Morse Drive which will be a private street, six inch (6") <br />vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />e. The developer shall adjust the sprinkler heads to redirect the water away from the <br />monument sign while ensuring complete irrigation coverage of the landscaping <br />around the sign. All landscaping around the sign shall be restored after installation of <br />the sign and prior to final ofthe sign permit. <br /> <br />f. Prior to occupancy, the landscape architect shall certifY in writing to the Planning <br />Director that the landscaping and irrigation systems have been installed in accordance <br /> <br />Resolution No. PC-96-30 Conditions of Approval. <br />PUD-80-16-7M and PUD-80-16-11D <br /> <br />May 8, 1996 <br />Page 8 <br />
