<br />with the approved landscape and irrigation plans with respect to size, number, and <br />species of plants and overall design concept. <br /> <br />g. The property owner shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and irrigation systems included in <br />this project will be maintained at all times in a manner consistent with the approved <br />landscape plan for this development. Said agreement shall run with the land for the <br />duration of the existence of the structures located on the subject property. <br /> <br />h. No existing tree located in the project site's perimeter P.S.E. areas may be removed <br />other than those specifically designated for removal on the approved improvement <br />plans. <br /> <br />21. Engineering Requirements: <br /> <br />a. All utilities required to serve the proposed development on-site shall be installed <br />underground. <br /> <br />b. The developer shall utilize the existing utilities stubbed to the site. Unless otherwise <br />approved by the City Engineer, no new street cuts for utilities are permitted. If the <br />existing utility lines stubbed to the site are not utilized, the line shall be abandoned as <br />directed by the City Engineer. <br /> <br />c. The developer shall install street frontage improvements per Chapter 19.40.010 of the <br />Pleasanton Municipal Code and to the satisfaction of the City Engineer in the area <br />where Morse Drive presently connects to Franklin Drive. These improvements may <br />include, but are not necessarily limited to, grading, curb and gutter, sidewalk, and <br />pavmg. <br /> <br />d. The applicant shall submit a final grading and drainage plan prepared by a licensed <br />civil engineer depicting all final grades and on-site drainage control measures. This <br />plan shall be subject to the review and approval of the City Engineer and/or the <br />Director of Building Inspection prior to the issuance of any building permits. <br /> <br />e. The developer shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount of <br />this bond will be determined by the City Engineer. <br /> <br />f.
