In the event that the 6,300 sq. ft. retail building is not constructed within two years of <br />final occupancy of the drive-through restaurant building, the property owner shall replace <br />the perennial garden flower mix landscaping on the retail building pad with irrigated <br />shrubs and groundcover. A landscape plan for this area shall be submitted for review and <br />approval by the Planning Director prior to installation. <br /> <br />9. The applicants shall install temporary protective fencing around the existing trees that are <br />to remain as indicated on the approved landscape plan. The fencing shall be retained as <br />long as construction activities occur in the vicinity of the trees. Said fencing shall be <br />installed prior to any grading or construction on the site. The applicants shall submit a <br />fencing plan for review and approval by the Planning Director prior to issuance of a <br />building permit. <br /> <br />10. All trees used in landscaping be a minimum of IS gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />11. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />12. The applicant shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />13. Prior to occupancy, the landscape architect shall certify in wrltmg to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br /> <br />14. The applicants shall install a lattice fence along the eastern property line matching the <br />design and height of the existing lattice fence along the western property line. The design <br />and location of said fence shall be submitted in conjunction with the plans for issuance of <br />building permits and shall be subject to review and approval by the Planning Director <br />prior to issuance of building permits for the restaurant. <br /> <br />IS. Design details and/or photographs for the outdoor patio furniture for the IN-N-OUT <br />Burger restaurant shall be submitted to the Planning Director for review and approval <br />prior to issuance of building permits for the restaurant building. <br /> <br />16. Prior to building permit issuance for any sign, a final sign plan shall be submitted to the <br />Planning Director for review and approval that incorporates the following modifications <br />to the proposed IN-N-OUT Burger project signs: <br />
