<br />Resolution No. PC-96-22 <br />Page 7 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case PUD-96-05/UP-96-05 <br />IN-N-OUT Burger Restaurant <br />(April 10, 1996) <br /> <br />PLANNING <br /> <br />1. Development shall be substantially as shown on the development plans and colorboard, <br />Exhibit "A", dated "Received March 15, 1996" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br /> <br />2. The permitted and conditionally-permitted uses for the subject property shall be those of <br />the C-C (Central Commercial) zoning district of the Pleasanton Municipal Code except <br />that alcoholic beverages shall not be sold or consumed on the property. <br /> <br />3. Design review approval for the future commercial building shall be subject to review and <br />approval by the Planning Commission. <br /> <br />4. The applicants shall stripe the easternmost drive aisle for one-way (ingress only) traffic. <br /> <br />5. Building awnings shall not be illuminated from underneath. <br /> <br />6. The applicants shall make the following modifications/revisions to the landscape plan: <br /> <br />a. The applicants shall install landscaping in the 4.5 ft. wide planter strip located <br />within the City right-of-way along the frontage of the subject site. <br /> <br />b. A 10ft. wide landscaped planter area that includes small trees, shrubs, and <br />groundcover shall be installed along the eastern side of the retail building pad. Said <br />landscaping shall be installed with construction of the IN-N-OUT Burger restaurant. <br /> <br />c. A landscape planter with shrubs and groundcover shall be incorporated in front of <br />the south IN-N-OUT Burger building elevation to the west side ofthe entry doors. <br /> <br />7. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. <br />
