<br />Resolution No. PC-96-07 <br />Page 2 <br /> <br />The approved PUD development plan has received Growth Management <br />Program allocations, meaning that the project conforms to the City's <br />General plan growth policies in regards to subdivision. <br /> <br />2. The project sites are physically suitable for this type of development and <br />density. <br /> <br />Where the proposed project backs up to the as yet unbuilt portions of the <br />Valencia tract, the proposed project's pad grades will match those of the <br />adjoining lots. <br /> <br />The subject property is flat. Proposed grading will be limited to building <br />pads and streets and to raising the site's grades along the Stoneridge Drive <br />and Gibraltar Drive. Overall the proposed grading would essentially <br />match the existing lay-of-the land, except for the site's perimeter areas <br />which would be bermed in conjunction with the established design <br />guidelines of the Hacienda Business Park. <br /> <br />3. The design of the proposed subdivisions and their proposed improvements <br />will not cause substantial environmental damage or substantially and <br />avoidably injure fish or wildlife or their habitat. <br /> <br />The site is an infill property surrounded by a variety of single-family <br />detached and attached residential uses and office/industrialland uses. No <br />impact to fish or wildlife or their habitat is anticipated with this project. <br /> <br />Erosion control, stormwater runoff, dust suppression measures will be <br />documented in the final map and/or grading plan/permit and will be <br />administered by the City's Building and Public Works Departments. <br /> <br />4. The design of the proposed subdivisions are not likely to cause serious <br />public health problems. <br /> <br />Full City services including water and storm and sanitary sewer systems <br />are available to serve the overall project site. <br /> <br />The subject property is not located in the Alquist-Priolo Special Studies <br />Zone. Requirements of the Uniform Building Code -- implemented by the <br />City at the Building Permit review -- would ensure that building <br />foundations and private street/on-site parking areas are constructed on <br />satisfactorily compacted fill. <br />
