<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-07 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6740 AND TENTATIVE <br />TRACT MAP 6820 THE APPLICATION OF SIGNATURE PROPERTIES <br /> <br />WHEREAS, Signature Properties has applied for two vesting tentative maps to subdivide an <br />approximately 14.65 acre site into 145 single-family residential lots and common <br />area parcels for landscaping, private streets, and the project's recreation area <br />located adjacent in Hacienda Business Park, Lot 8A, on the northerly side of <br />Stoneridge Drive between Gibraltar Drive and Tassajarra Creek; and <br /> <br />WHEREAS, zoning for the property is PUD (planned Unit Development) - HDR (High <br />Density Residential District); and <br /> <br />WHEREAS, at their duly notice public hearing of January 24, 1996, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, a Negative Declaration of Environmental Significance was previously prepared <br />and adopted with the approval ofPUD-80-30-55D; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The proposed vesting tentative maps are consistent with the Pleasanton <br />General Plan <br /> <br />The proposed project density of 9.5 du/ac conforms to the site's High <br />Density Residential (8+ du/ac) designation by the Land Use Element of the <br />General Plan. <br /> <br />With the approved PUD development plan covering the proposed <br />subdivisions, measures were identified to mitigate traffic noise impacts <br />from Gibraltar Drive and Stoneridge Drive to the standards specified in the <br />Noise Element of the Pleasanton General Plan for private open space areas <br />-- 60 dB Ldn -- and interior living areas -- 45 dB Ldn. These measures are <br />incorporated into the project's site and building design as conditions of <br />approval, and will be implemented by the project developer with the final <br />site and building designs. <br />
