<br />Resolution No. PC-96-07 <br />Page 3 <br /> <br />Full private street improvements including private streets and motor <br />courts, vertical and/or rolled curbs, gutters, and sidewalks and water, <br />storm, and sanitary service facilities will be provided to lots by this project <br />developer. All on-site utilities will be designed and installed to City <br />standards to ensure that public health and safety will be maintained. <br /> <br />Buildings are designed to meet the requirements of the Uniform Building <br />Code, other applicable City codes, and State of California mandated noise, <br />energy, and accessibility requirements. <br /> <br />Adequate access is provided to all structures for police, fire, and other <br />emergency vehicles. <br /> <br />5. The design of the proposed subdivisions or their related improvements <br />will not conflict with easements, acquired by the public at large, for access <br />through or use of property within the proposed subdivisions. <br /> <br />San Marco Way and Rialto Way, private streets providing access to the <br />Valencia development, Tract 6738, located along the northerly side of the <br />proposed subdivisions, will not be affected by the proposed projects. <br /> <br />Utility and LA VWMA easements across the easterly side portion of the <br />project site will remain unobstructed. <br /> <br />6. The design of the proposed subdivisions substantially conform to <br />PUD-81-30-60D, the approved PUD development plan for the project <br />sites, as specified under Ordinance No. 1673. <br /> <br />The street, building and lot locations shown on the proposed subdivision <br />maps substantially conform to the approved PUD development plan. <br />Portions of the rear yard setbacks on some units would be 10' 0" instead of <br />15' 0" across the full width of the lot. <br /> <br />WHEREAS, the Planning Commission determined that the proposed tentative maps are in <br />substantial conformance with the approved PUD development plan.. <br />
