<br />Resolution No. PC-96-06 <br />Page 4 <br /> <br />5. The design of the building elevations shall match those shown on Sheet A5.1, instead of <br />those shown on Sheet SN.l. The minimum depth of all stucco "pop-outs" and relief shall <br />be 6 inches. This detail and that of the proposed molding around the arches and cornice <br />detailing shall be submitted for the review and approval by the Planning Director prior to <br />the issuance of a building permit. <br /> <br />6. The area at the immediate base of each trellis feature shall be modified to provide for <br />plant pockets sufficient in size to allow flowering vines to be planted on each of the trellis <br />structures. The trellises shall be constructed utilizing a metal material. The design of <br />these planting areas and types of flowering vines to be planted, as well as the detail of the <br />trellis structure and color shall be submitted for the review and approval by the Planning <br />Director on the plans submitted for the issuance of a building permit. <br /> <br />7. The columns of the pedestrian arcade shall be reduced in diameter from 3 ft. to 2 ft. The <br />fascia on the pedestrian arcade shall be reduced from 4 ft. to 3 ft. These revised <br />dimensions shall be submitted for the review and approval by the Planning Director on <br />the plans submitted for the issuance of a building permit. <br /> <br />8. All ducts, meters, air conditioning equipment, and any other mechanical equipment shall <br />be entirely screened from view. A plan showing all equipment and how it will be <br />effectively screened from view using the existing parapet wall shall be shown on the <br />plans submitted for issuance of a building permit. If any changes are made to the <br />location, design, and/or height of the roof equipment from what is shown on the attached <br />plans, the Planning Director may at his/her discretion require that the applicant prepare a <br />new visual analysis demonstrating that the roof equipment will not be visible from <br />off-site. In the event that a study is prepared that shows the roof equipment is visible, a <br />high-quality roof screen, or other acceptable alternative, may be required at the Planning <br />Director's discretion. <br /> <br />9. The 9 ft. wide black bands around the top portion of the two tower elements shall be <br />eliminated, and the warm beige body color (Kelly Moore - OWlS Milky Way or <br />comparable) shall be used in this area. The teal bands shall be retained and the <br />approximately 6 in. wide reveal immediately adjacent to each of these teal stripes shall be <br />painted black, if desired. The 24" high letters mounted on each of these towers shall be <br />either halo-lit or internally-illuminated letters with black letter faces. These revisions <br />shall be submitted for the review and approval by the Planning Director prior to the <br />issuance of a building permit. <br /> <br />10. The proposed design of the business sign to be installed on the existing pylon sign shall <br />be revised to include retaining the off-white sign panels, respecting the existing reveal <br />which separates the panels, and installing internally-illuminated channel letters on these <br />two sign bands. The color of the channel letters shall be black or other acceptable color. <br />The revised plans for the proposed signage on the existing pylon sign shall be submitted <br />for the review and approval by the Planning Director. <br />
