<br />Resolution No. PC-96-06 <br />Page 3 <br /> <br />EXHIBIT "B" <br />PUD-85-8-8D <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br /> <br />1. The proposed development shall conform substantially to the site plan, building <br />elevations, floor plan, grading plan, landscape plan, colorboard, and related materials, <br />Exhibit A (dated "Received" January II, 1996), on file with the Planning Department, <br />except as modified by these conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director iffound to be in substantial conformance <br />with the approved exhibits. <br /> <br />2. The proposed trash enclosure shall be painted the same warm beige color (Kelly Moore - <br />OWlS Milky Way or comparable) as the building walls and shall utilize metal or solid <br />wood gates. The final design of the enclosure, including the roof structure and gates shall <br />be submitted for the review and approval by the Planning Director prior to the issuance of <br />a building permit. The enclosure shall be designed to meet the requirements of the Urban <br />Clean Water Runoff Program, including the construction of asphalt berms around the <br />periphery of the enclosure and the installation of drains into the sanitary sewer system. <br />Trash containers shall be stored within the enclosure at all times, except when being <br />unloaded. A sign shall be posted prohibiting the dumping of hazardous materials into the <br />sanitary sewer. The applicant shall notify the Dublin-San Ramon Services District <br />(DSRSD) upon installation of the sanitary connection; a copy of this notification shall be <br />provided to the Planning Department. <br /> <br />3. The location of the monument sign shall be slightly modified to allow the retention of the <br />existing ash tree shown to be removed. The final location of the monument sign shall be <br />submitted for the review and approval by the Planning Director prior to the issuance of a <br />building permit. <br /> <br />4. The proposed colors of the monument sign shall be modified to include a warm beige <br />body color similar to that used on the building walls (Kelly Moore - OWlS Milky Way or <br />comparable), instead of black, with a "Blue Sarong" teal accent color on the sign cap. <br />Additionally, the letters shall be modified to a black color and may be either <br />internally-illuminated or halo-lit. The letter height shall not exceed 6 inches. The revised <br />colors and letters shall be submitted for the review and approval by the Planning Director <br />prior to the issuance of a building permit. <br />
