The body color of the proposed building shall be Kelly Moore - OWlS Milky Way or <br />comparable, instead of the Sherwin Williams - Doric White. The metal trim cap along <br />the top of the building parapet wall and the roll-up door on the rear building elevation <br />shall also be painted Kelly Moore - OWlS Milky Way. Additionally, the applicant shall <br />select a darker beige color than the Kelly Moore - OWlS Milky Way for use in the <br />recessed areas of the arches. This revised color shall be submitted for the review and <br />approval by the Planning Director prior to the issuance of a building permit. These <br />revisions to the building colors shall be submitted for the review and approval of the <br />Planning Director on the plans submitted for the issuance of a building permit. <br /> <br />12. The northern building-mounted sign on the tower element shall be relocated to the fascia <br />portion of the pedestrian arcade, immediately over the entrance on the western building <br />elevation. The size of the letters for this sign shall be reduced in size to 18" in maximum <br />height and the sign shall consist of a single line of copy. The letters shall have a black <br />face and be either internally-illuminated or halo-lit. This revised sign shall be submitted <br />for the review and approval by the Planning Director on the plans submitted for the <br />issuance of a building permit. <br /> <br />13. The proposed parking lot lights shall match the design and height of the existing lights in <br />the existing parking lot on this site. <br /> <br />14. In the event that this lot is subdivided in the future, the owner agrees to record reciprocal <br />parking and access easements over the common parking lot and driveways for the benefit <br />of both the existing Chevy's restaurant and the proposed retail store. <br /> <br />15. No future restaurant or other retail use may locate in this retail/commercial building, <br />unless a finding is made at the discretion of the Planning Director that sufficient off-street <br />parking will exist to accommodate the proposed use and that traffic will not impact North <br />Pleasanton street intersections. In order to review whether this finding can be made, a <br />parking and traffic study of the existing and proposed uses on the site shall be prepared at <br />the expense ofthe owner of the center. <br /> <br />16. The applicants shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br /> <br />17. All relevant conditions ofPUD-85-8-4D and PUD-85-8-4D-IM through 2M shall remain <br />in full force and effect. <br /> <br />18. Final inspection by the Planning Department is required prior to occupancy. <br />
