<br />1) All storm lines serving Lots 1 through 6 and sanitary sewer lines serving Lots 3 <br />through 6 shall be extended to the utility "stubs" from Dennis Drive located on <br />the west side of Lot 5. The storm and sanitary lines for Lots 5 and 6, however, <br />may be installed at the time these lots develop. <br /> <br />2) All utilities shall be located in private easements and shall be privately main- <br />tained. The owner/developer shall create, with recordation of the final parcel <br />map, reciprocal utility easements with maintenance and repair responsibilities <br />clearly defined among all future parcels. This condition shall also apply to Lots <br />1 and 2. <br /> <br />3) The owner/developer, with recordation of the final parcel map, shall create re- <br />ciprocal access easements and shared maintenance responsibilities for the joint- <br />access driveway serving Lots 3 through 6. <br /> <br />4) The owner/developer shall widen Martin Avenue to twenty-eight feet (28' 0") <br />along the frontage of Lots 2, 3, and 6, to allow for two travel lanes, one parking <br />lane, and a rolled-curb and gutters located on the west side of the street. The <br />alignment of Martin Avenue shall be designed so as to provide adequate clear- <br />ance of the existing trees facing Lots 2, 3, and 6 to the satisfaction of the Plan- <br />ning Director and City Engineer. The Martin Avenue structural-section shall be <br />analyzed to determine if it is to be reconstructed in its entirety or resurfaced, <br />subject to the approval of the City Engineer. <br /> <br />5) The owner/developer shall construct a water line in Martin Avenue from the <br />Trenery Drive intersection with Martin Avenue to a location concurrent with <br />the northernmost boundary line of Lot 6. At this time, water lines shall also be <br />extended to Lots 3 through 6. <br /> <br />6) The Lauers or subsequent owners (Lot 4) may continue to use the existing well <br />serving this lot after recordation of the parcel map. After connection to City <br />water, the well may be retained but used only to water domestic landscaping. A <br />reduced-pressure, backflow device shall be used to isolate City water and do- <br />mestic well lines. The Lauers or subsequent owners shall obtain all necessary <br />building permits for connection of the existing house to the public water system. <br />If abandoned or destroyed, the well shall be removed, sealed, or filled pursuant <br />to Alameda County Ord. 73-68, prior to the start of grading operations unless <br />Zone 7 retains the well for observation. Abandonment of the well shall be com- <br />pleted in accordance with a permit obtained from Zone 7. <br /> <br />7) The existing septic tank or holding tank and leach field shall be removed or <br />sealed, filled, and abandoned, pursuant to the requirements of the Alameda <br /> <br />November 19, 1997 <br />Poge 20f9 <br /> <br />Exhibit "B", Conditions of Approval per Planning Commission <br />PUD-97-16 <br />
