<br /> <br />Exhibit "B", Conditions of Approval <br /> <br />pL EASANTON PUD-97-16, November 19,1997 <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A", dated <br />"Received October 15, 1997" on file with the Planning Department, except as modified by <br />the following conditions. Minor changes to the plans may be allowed subject to the ap- <br />proval of the Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. This PUD Development Plan shall be subject to the uses of the R-1-20,000 (One-Family <br />Residential) District. <br /> <br />3. Individual lot development shall be subject to the "Building, Site, and Landscape Design <br />Guidelines for PUD-97-16", Exhibit "C", dated November 19, 1997, as modified by the <br />Planning Commission. The owner, project developer, or successors in interest shall disclose <br />the design guidelines to the lot buyers before close of escrow, and shall provide them with <br />copies of said guidelines, as well as copies of the conditions of approval of the PUD and <br />parcel map approvals. <br /> <br />4. Individual owners shall be responsible for the maintenance of their portion of the right-of- <br />way landscaping between property line and face-of-curb on Trenery Drive or Martin Ave- <br />nue. <br /> <br />5. All public and private utilities, infrastructure, streets or joint-use driveways shall be installed <br />with the first construction phase. If, however, development is to be phased, the first phase <br />shall include Lots 1 and 2 with Lots 3 through 6 retained as a single lot, the second phase <br />shall include Lots 3, 4, 5, and 6. The owner/developer shall implement the following re- <br />quirements with each phase: <br /> <br />a. First Phase (Lots 1 and 2 as separate lots and Lots 3 through 6 as a single lot): <br /> <br />1) Lots 1 and 2 shall be connected to the sanitary sewer and water lines, electrical <br />and gas lines located in Trenery Drive. Storm water from Lots 1 and 2 may <br />drain onto the remaining, Lauer property if allowed by the City Engineer and <br />the Lauers or subsequent owner of Lot 4. <br /> <br />2) The owner/developer shall record an easement for the storm drainage line <br />crossing Lot 2 from Lot 1 with the first parcel map. <br />b.
