<br />Resolution No. PC-97-90 <br />Page 7 <br /> <br />EXHffiIT "B" <br />Conditions of Approval <br />PlJD-96-10 <br />Laurel Meadows Residential Development <br />Ponderosa HomeslBusch Property <br /> <br />I. Development shall be substantially as shown on the development plans, colorboards, and <br />related materials, Exhibit "A", dated "Received October 15, 1997" on file with the <br />Planning Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. The developer shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br /> <br />3. Approval of this PUD shall not take effect until the recording of the annexation map and <br />description by LAFCO. <br /> <br />4. The uses of the site shall follow those of Chapter 18.32: R-l One-Family Residential <br />District of the Pleasanton Municipal Code. <br /> <br />CUSTOM HOMES - DESIGN AND SITING <br /> <br />5. The two existing heritage homes, fronting on Mohr Avenue, on two of the custom lots <br />shall be retained. In the event that a future owner desires to demolish or significantly alter <br />either of these two dwellings, the proposed demolition or substantial alteration must be <br />reviewed and approved by the Planning Commission prior to the issuance of a demolition <br />and! or building permit. <br /> <br />6. The site development standards for the homes on the custom lots shall follow those of the <br />City's R-I-20,000 zoning district, except as modified in the following table. The height of <br />these custom homes shall be limited to 30 ft. as measured from the highest point of the <br />roof to the lowest grade at the exterior of the residence. Any standards not addressed by <br />this condition of approval shall follow Chapter 18.84 of the Municipal Code. The custom <br />homes shall require design review approval by the Planning Director prior to the issuance <br />of a building permit. These custom residences shall be designed with a well-artciulated <br />treatment of all four building elevations. The intent is to have the colors of the proposed <br />homes be complementary to those of the existing homes by maintaining the same palette <br />that is predominant in the neighborhood. <br />
