<br />Resolution No. PC-97-90 <br />Page 6 <br /> <br />The proposed project conforms to these purposes because the Busch property is <br />indeed a parcel which requires special consideration, with input from the <br />surrounding residents, as to how this parcel will be developed. The development <br />of the current lotting plan and roadway infrastructure resulted from input received <br />from the local residents. The developer has responded to these concerns, the <br />concerns of the City staff, and its own requirements with a POO plan that <br />addresses many of these concerns. <br /> <br />WHEREAS, the Planning Commission determined that the proposed prezoning and the <br />proposed project is appropriate for the site and will be a good addition to the <br />existing adjoining neighborhoods. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Section 2. <br /> <br />Recommends approval of Case PUD-96-10, the application of Ponderosa Homes <br />for prezoning to the poo (Planned Unit Development) - Medium Density <br />Residential District and PUD plan approval for a 300-unit, single-family <br />development located on an approximately 92 acre parcel at 3380 and 3450 Mohr <br />Avenue, subject to the conditions shown in Exhibit "B," attached hereto and made <br />part of this case by reference. <br /> <br />This resolution shall become effective immediately upon its passage and adoption. <br /> <br />THIS RESOLUTION ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON ON THE 22ND DAY OF OCTOBER 1997 BY THE FOLLOWING VOTE: <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Dove and Wright, and Chair Cooper <br />Commissioners Barker and Kumaran <br />Commissioner Lutz <br />None <br /> <br />AT~_ <br />~ f~ <br /> <br />Peggy z r <br />City Clerk <br /> <br />~4~ <br /> <br />Chair <br /> <br />~~tl7t/ <br /> <br />Michael Roush <br />City Attorney <br />
