The plan is consistent with the City's General Plan. <br /> <br />The proposed PUD prezoning and plan have been designed to meet the applicable <br />General Plan policies for the site's General Land Use designation. The 300-unit <br />residential development plan on this 92 acre site would result in an overall density <br />of 3.26 dwelling units per acre. Consistent with the method outlined in the City's <br />General Plan, all areas, including the 6.8 acres in the neighborhood park, are <br />included when calculating density. <br /> <br />Other objectives identified in the General Plan for this special study area include <br />very generous front yard setbacks for new homes facing Mohr Avenue, the <br />preservation of the two existing heritage homes on the site with no new buildings <br />constructed in front of them, and the inclusion of at least nine acres of parkland <br />(including up to three acres oflandscape improvements in the adjacent Iron Horse <br />trail corridor). <br /> <br />The project proposal includes the retention of the two existing heritage homes as <br />part of a lotting plan that includes these structures on two of the eight custom lots <br />(approximately 20,000 sq. ft. in size) that would be oriented to "front" on Mohr <br />Avenue with ample front yard setbacks. The proposal also includes the <br />construction of a 6.8 acre neighborhood park in the center of the site. Pathway <br />and landscaping improvements would also be constructed within the portion of the <br />Iron Horse Trail immediately adjacent to the project site, as well as through the <br />interior of the project. <br /> <br />Land Use Element: <br /> <br />The project has been revised to address concerns, including traffic and noise, <br />raised by residents of the surrounding neighborhoods. Several project entrances <br />were changed in order to reduce and minimize the projected-generated traffic and <br />subsequent noise, which would be introduced into these existing neighborhoods. <br />Pedestrian and bicycle pathways have been maintained between the existing <br />neighborhoods and the proposed development to encourage these alternative <br />modes of circulation. The project design of this infill site is compatible with the <br />densities and lot sizes found in the surrounding, medium-density residential areas. <br />The project would also include a 6.8 acre neighborhood park and a connecting <br />trailway to and landscape improvements within the adjacent Iron Horse Trail <br />corridor. <br />
