<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-90 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF PONDEROSA <br />HOMES FOR PREZONING AND POO PLAN APPROVAL, AS FILED UNDER CASE <br />PUD-96-10 <br /> <br />WHEREAS, Ponderosa Homes has applied for prezoning to the PUD (planned Unit <br />Development) - Medium Density Residential District and PUD plan approval for a <br />300-unit, single-family development located on an approximately 92 acre parcel at <br />3380 and 3450 Mohr Avenue; and <br /> <br />WHEREAS, zoning for the property is Unincorporated; and <br /> <br />WHEREAS, at its duly noticed public hearing of October 22, 1997, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff concerning this application, recommended approval of the proposed <br />negative declaration for Case PUD-96-1 0; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The project would include the installation of public utility systems and roadway <br />improvements to serve the residential units. Adequate storm drain, sanitary sewer, <br />and water service facilities are present in the area surrounding the development. <br />The project would include the installation of all required on-site utilities, designed <br />to City standards, with connections to municipal systems in order to serve the site. <br />Street improvements designed to City standards would be constructed on-site to <br />facilitate the free flow of traffic. As conditioned, traffic-calming devices would be <br />constructed on street segments throughout the surrounding existing neighborhoods <br />to slow the speed of vehicles. Adequate access would be provided to all structures <br />for police, fire, and other emergency vehicles. The residential units would be <br />designed to meet the requirements of the Uniform Building Code and other <br />applicable City codes. <br /> <br />---.----..--...----...---.--.....----- <br />
