<br />Resolution No. PC-97-90 <br />Page 15 <br /> <br />43. The design for the line, grade, and structural sections for the streets serving this <br />development shall be subject to final review and approval by the City Engineer. <br /> <br />44. The developer shall construct vertical P.C.c. curbs and gutters within this development <br />unless otherwise approved by the City Engineer. When the sidewalk is adjacent to the <br />curb and gutter, they shall be poured monolithically. <br /> <br />45. Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the developer. <br /> <br />46. The developer shall complete the widening of Busch Road between Valley Avenue and the <br />City's Operation Service Center to its ultimate General Plan capacity. The typical street <br />section shall be as follows: <br /> <br />a. a 6 ft. wide separated sidewalk with a 4 1/2 ft. wide planting strip; <br />b. 6 ft. wide on-street bike lanes along both sides of the street; <br />c. four through-traffic travel lanes (12 and 13 foot lanes); and <br />d. a 16 foot wide landscaped median island (maintained by the City) <br /> <br />The street shall transition to the existing street width east of the proposed Busch Road <br />project entrance road. The street widening shall include all necessary street lighting, <br />traffic signal modifications at the intersection of V alley Avenue and Busch Road, <br />necessary modifications to the railroad crossing, and a right turn deceleration lane to <br />Busch Road on Valley Avenue. <br /> <br />47. The developer shall determine the structural section of the existing Mohr Avenue. If the <br />existing street section is not adequate, the developer shall be responsible for the <br />reconstruction of this roadway as part of the proposed widening of the project's Mohr <br />Avenue frontage. If it is determined that the existing street section is adequate, the <br />existing street shall be ovedayed with a minimum of 1 1/2 inches of asphalt with fabric in <br />conjunction with the proposed widening of the street. The developer shall also be <br />responsible for installing the Mohr Avenue street improvements to their ultimate <br />configuration across the approximately 400 ft. long frontage of the J ennaro property. The <br />developer may enter into a reimbursement agreement to recover the cost of these <br />improvements from the property owner at the time this parcel is developed. <br /> <br />48. The developer shall negotiate in good faith with all necessary parties to effect a relocation <br />of Busch Road so that it intersects Valley Avenue opposite Boulder Road. In the event <br />that the developer successfully acquires the land and/or easements to complete the <br />proposed relocation, Ponderosa Homes may use a portion of the existing Busch Road <br />right-of-way for access to its new development, or may remove the existing Busch Road <br /> <br />street improvements and railroad crossing and reconstruct a new project entrance directly <br />from V alley Avenue.
