<br />Resolution No. PC-97-90 <br />Page 16 <br /> <br />Ponderosa Homes shall be responsible for the construction of the relocated Busch Road. <br />The relocated Busch Road, opposite Boulder Road, shall be designed to provide access <br />for the existing industrial and commercial land uses in this area, as well as a potential <br />future connection to El Charro Road. <br /> <br />49. The developer shall be responsible for the design and installation of turn restnctlOn <br />devices! signage as recommended by the Busch Ad Hoc Committee at the following <br />locations in the existing neighborhoods prior to the occupancy of the new homes: Mohr <br />Avenue and Kolin Street, Mohr Avenue and Kamp Drive, Courtney Avenue and Mohr <br />Avenue, and Martin Avenue and Mohr Avenue, Nursery Way and Kamp Drive, and <br />Mapleleaf Drive and Kamp Drive. Additionally, the developer shall contribute its fair <br />share to the design and construction of traffic-calming devices on Kamp Drive north of <br />Cameron Avenue and on Kolin Street between Valley and Mohr Avenues. The design of <br />these traffic-calming devices shall be determined through neighborhood participation, and <br />the funding mechanism and participating parties shall be determined by the City. The City <br />and developer shall investigate modifications to improve capacity for westbound Mohr <br />Avenue traffic which will be increasing as a result of the turn restrictions and project <br />traffic. If necessary, the developer shall pay the project's prorata share of the striping and <br />signal modifications needed to ensure optimum operation of the intersection of Mohr <br />Avenue and Santa Rita Road. <br /> <br />50. The developer shall be responsible for the installation of the street lighting system serving <br />the development. The street lights shall be 70 watt, high pressure sodium vapor units <br />mounted on galvanized steel poles with a factory-applied color finish with poured in place <br />bases, on the LS-2A schedule per City requirements and P.G.&E. standard details, unless <br />otherwise specifically approved. Approval for the number, location, color, and type of <br />electroliers shall be subject to the review and approval of the City Engineer and Planning <br />Director prior to the approval of the final map. <br /> <br />51. The developer shall work with the City to effect the vacation of Mohr Avenue from the <br />eastern terminus of the project site to the proposed terminus shown on the development <br />plan. Upon vacation of this right-of-way, the developer shall include all right-of-way <br />owned by them into the rear yards of the northernmost tier oflots in Neighborhood Two. <br /> <br />52. The street configuration (includes two EV As) shall be as shown on the attached <br />development plan, Exhibit B, dated "Received October 15, 1997." The developer shall <br />submit detailed plans for the design and construction of the project's two EV As <br />(emergency vehicle accesses) to the Planning Director and Fire Chief for review and <br />approval prior to the approval of the tentative map. <br />
