<br />Resolution No. PC-97-65 <br />Page 9 <br /> <br />The design of said modifications/revisions shall be submitted in conjunction with the <br />plans submitted for issuance of building permits and shall be subject to the review and <br />approval by the Planning Director prior to issuance of building permits for the project. <br /> <br />23. The flat-roofed carports shall include architectural treatment (i.e., wood furred columns, <br />adequate sized wood fascia, built-up roofing, etc.). Details of the flat-roofed carports <br />shall be submitted in conjunction with the plans submitted for issuance of building <br />permits and shall be subject to the review and approval by the Planning Director prior to <br />issuance of building permits for the project. <br /> <br />24. A dense metal mesh or solid metal panel shall be added to approximately the first 3 ft. <br />above grade of the perimeter fencing to be located along the southern property line. The <br />design of said fence modification shall be submitted in conjunction with the plans <br />submitted for issuance of building permits and shall be subject to the review and approval <br />by the Planning Director prior to issuance of building permits for the project. <br /> <br />25. The applicants shall install wood screen walls on the south side of the HV AC units that <br />face the south property line to screen the units from views. The design of said screen <br />wall shall be submitted in conjunction with the plans submitted for issuance of building <br />permits and shall be subject to the review and approval by the Planning Director prior to <br />issuance of building permits for the project. <br /> <br />26. The applicants shall make the following modifications/revisions to the landscape plan: <br /> <br />a. Additional shrubs shall be planted along the eastern property line to screen the <br />existing chain link fence along Tassajara Creek. The majority of these shrubs shall be of <br />a fast-growing densely-foliated species. <br /> <br />b. Trees proposed within the PG&E easement shall be located no closer than five <br />feet to the power poles and power lines, subject to approval from PG&E. Tree species to <br />be installed within this easement shall be selected in accordance with PG&E guidelines. <br />All trees shall be evergreen species. If PG&E refuses to permit trees within the easement, <br />the applicant shall plant a higher density of trees between buildings and parking areas and <br />the easement. Additionally, a higher density of shrubs and groundcovers shall be located <br />within the easement. <br /> <br />c. The applicants shall double the density of shrubs within the 8 ft. wide southern <br />planter area. <br /> <br />d. Approximately 25% of the trees to be planted in the southern planter area shall be <br />24 inch box size. <br /> <br />e. Shrubs and groundcover shall be included in all planter areas. <br />
