The flat-roofed carports shall include architectural treatment (i.e., wood furred columns,
adequate sized wood fascia, built-up roofing, etc.). Details of the flat-roofed carports
shall be submitted in conjunction with the plans submitted for issuance of building
permits and shall be subject to the review and approval by the Planning Director prior to
issuance of building permits for the project.

24. A dense metal mesh or solid metal panel shall be added to approximately the first 3 ft.
above grade of the perimeter fencing to be located along the southern property line. The
design of said fence modification shall be submitted in conjunction with the plans
submitted for issuance of building permits and shall be subject to the review and approval
by the Planning Director prior to issuance of building permits for the project.

25. The applicants shall install wood screen walls on the south side of the HV AC units that
face the south property line to screen the units from views. The design of said screen
wall shall be submitted in conjunction with the plans submitted for issuance of building
permits and shall be subject to the review and approval by the Planning Director prior to
issuance of building permits for the project.

26. The applicants shall make the following modifications/revisions to the landscape plan:

a. Additional shrubs shall be planted along the eastern property line to screen the
existing chain link fence along Tassajara Creek. The majority of these shrubs shall be of
a fast-growing densely-foliated species.

b. Trees proposed within the PG&E easement shall be located no closer than five
feet to the power poles and power lines, subject to approval from PG&E. Tree species to
be installed within this easement shall be selected in accordance with PG&E guidelines.
All trees shall be evergreen species. If PG&E refuses to permit trees within the easement,
the applicant shall plant a higher density of trees between buildings and parking areas and
the easement. Additionally, a higher density of shrubs and groundcovers shall be located
within the easement.

c. The applicants shall double the density of shrubs within the 8 ft. wide southern
planter area.

d. Approximately 25% of the trees to be planted in the southern planter area shall be
24 inch box size.

e. Shrubs and groundcover shall be included in all planter areas.
