<br />Resolution No. PC-97-65 <br />Page 8 <br /> <br />19. Any proposed phasing of this development shall be depicted on the tentative parcel map <br />and shall include narrative explaining any proposed phasing. Unless a phasing plan for <br />improvements is approved by the Planning Director, the developer shall complete all of <br />the on-site improvements at one time (including all improvements around future building <br />pads). All remaining pad areas shall be seeded and kept in a neat and weed-free manner <br />at all times. <br /> <br />20. The developer shall enact the following management, lease, and rental restrictions as <br />follows: <br /> <br />a. Every unit shall be assigned no more than one covered parking space. <br /> <br />b. The rules and regulations for the project shall prohibit the parking of boats, <br />campers, and trailers on site or in any parking space. <br /> <br />c The rules and regulations for the project shall prohibit the storing of items in the <br />garports except for such items which can be appropriately contained on any built-in <br />shelves in the garages which the management/developer may provide. The management <br />shall be responsible for enforcing this restriction, which shall be stated clearly in writing <br />to all tenants assigned garport spaces. The management shall have the right and <br />responsibility to inspect the garports as it sees fit to ensure that garports are being utilized <br />appropriately and according to lease restrictions. <br /> <br />21. The applicants shall make the following modifications/revisions to the site plan: <br /> <br />a. The maintenance building shall be located outside ofthe PG&E easement. <br /> <br />b. The gate shall be deleted from the Hacienda Drive driveway <br /> <br />c. The islands within the two circular portions of the drive aisle just to the east and <br />west of the main Owens Drive driveway shall be deleted. <br /> <br />The design of said modifications/revisions shall be submitted in conjunction with the <br />plans submitted for issuance of building permits and shall be subject to the review and <br />approval by the Planning Director prior to issuance of building permits for the project. <br /> <br />22. The applicants shall make the following modifications/revisions to the building <br />elevations: <br /> <br />a. Horizontal lapped siding shall be added to approximately the bottom 1/3 of the <br />side elevations of the garports. <br /> <br />b. The exterior wall material of the laundry room shall be horizontal lapped siding to <br />match the recreation/leasing building. <br /> <br />---.-----..--....--.--. --....-----.... ----- ----- <br />
