<br />Resolution No. PC-97-65 <br />Page 7 <br /> <br />the City Attorney and Housing Coordinator prior to the issuance of building permits for <br />the project and shall be in place prior to occupancy of any ofthe units. <br /> <br />12. No building permits may be issued until the final parcel map is recorded which <br />subdivides this 26.4 acre parcel (Assessor's Parcel Number 941-2779-4-1) from the <br />proposed 3.0 acre park site. <br /> <br />13. The applicant shall comply with the recommendations of the noise study prepared by <br />Wilson, Ihrig & Associates, Inc. dated July 21, 1997. <br /> <br />14. No major appliance repairs, servicing of vehicles, or other noise generating activities <br />shall be conducted inside or nearby the maintenance building. The maintenance building <br />garage doors shall remain closed when not being used for ingress/egress purposes. <br /> <br />15. No speed bumps or fencing shall be placed within the drive aisles of the project site <br />unless otherwise approved by the City. <br /> <br />16. The applicants shall increase the sidewalk separation along the Owens Drive frontage to a <br />6 ft. minimum separation, increasing up to 10 ft. where feasible. Additionally, the <br />applicants shall increase the width of the existing Owens Drive sidewalk at the comer of <br />Hacienda and Owens Drive to 10ft. Said modifications shall be shown on the plans <br />submitted for issuance of building permits and shall be subject to the review and approval <br />by the Planning Director and City Engineer prior to issuance of building permits for the <br />proj ect. <br /> <br />17. The applicants shall install a pathway connection from the eastern end of the existing <br />linear park pathway to the western side of the Tassajara Creek. The pathway connection <br />shall match the design of the existing pathway and shall be designed to connect with the <br />future bridge to be installed over the Tassajara Creek. A detail ofthe pathway connection <br />shall be shown on the plans submitted for issuance of building permits and shall be <br />subject to the review and approval by the Planning Director, Park and Recreation <br />Director, and City Engineer prior to issuance of building permits for the project. The <br />pathway shall be installed prior to occupancy of the first dwelling unit. <br /> <br />18. The secondary driveways on Hacienda and Owens Drives shall be modified to provide <br />two 12 ft. wide lanes outbound and one 18 ft. wide inbound lane. Said modification shall <br />be subject to the review and approval by the City Engineer and Planning Director prior to <br />issuance of building permits. <br /> <br />-"------.------..------- --.. ----- --- <br />
