At least 75% of the proposed tree, shrub, and groundcover species indicated in <br />the proposed plant palette shall be selected from and be consistent with the plant species <br />listed in the Bernal Corporate Park design guidelines (between pages 18 and 19). <br /> <br />b. Tree wells in the parking lot areas shall be located a minimum of every six <br />(double-fronted, 90 degree) parking spaces. At least one tree in the end aisle planter of <br />every parking aisle shall be of a 24-inch box size. <br /> <br />c. Oleander shall be limited to the three trees indicated on the preliminary landscape <br />plan. <br /> <br />d. Design and installation details for all hardscape, furniture, seatwalls, etc. shall be <br />indicated on the final landscape plan. <br /> <br />e. Design and installation details for an art piece, if desired, shall be included in the <br />final landscape plan, if possible, or prior to installation. <br /> <br />12. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum <br />of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />13. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />14. The developer shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final landscape <br />plans. <br /> <br />15. The developer shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan for this <br />development. Said agreement shall run with the land for the duration of the existence of <br />the structures located on the subject property. <br /> <br />Tree Preservation Measures <br /> <br />16. The applicant and developer shall adhere to all mitigation measures for tree preservation <br />as listed in the EIR prepared for the Bernal Corporate Park (Koll Business Center) and <br />certified on May 12, 1981. Where any of the mitigation measures conflict with tree <br />preservation measures as listed below, a certified arborist approved by the City shall <br />determine the best method of preservation. <br /> <br />17. No trees shall be removed other than those specifically designated for removal on the <br />approved plans. The developer shall post cash, letter of credit, or other security <br />satisfactory to the Planning Director in the amount of $5,000 for the heritage sycamore. <br />
