Prior to the issuance of building permits, the construction drawings shall indicate the <br />location of all trash enclosures, service areas, loading areas, etc. All trash enclosures and <br />loading areas shall be designed in a manner compatible with the building design, materials, <br />and colors and shall be screened from view as indicated in the BCP design guidelines. <br />Trash containers shall be stored within the enclosures at all times, except when being <br />unloaded. <br /> <br />8. Prior to the issuance of building permits, the developer shall record cross-access <br />easements between the subject property and the adjacent parcels which share the <br />northernmost and easternmost driveways, subject to the review and approval of the City <br />Attorney. <br /> <br />9. Prior to the issuance of building permits for the first building to be constructed, the <br />applicant shall resolve the parking stall size through one of two means, as follows: <br /> <br />a. The site plan shall be revised, subject to the review and approval of the Planning <br />Director, to show parking stall sizes in accordance with the City's Municipal Code i.e., <br />standard sized stalls at 9' x 19' and compact sized stalls at 8' x 16', allowing for 40% of <br />the total stalls required to be installed in the compact size. No required landscape areas, <br />building setbacks, etc. shall be compromised in order to provide for the additional spaces; <br />or <br /> <br />b. The developer shall apply and receive approval for a PUD modification to the <br />entire Bernal Corporate Park to allow a universal stall size to be used in place of the <br />standard or compact sized stall and which must be used in its entirety throughout each <br />project site. The universal stall size shall be as indicated on the plans, but in no case may <br />be less than 8'-6" x 17-6"', and may allow for a 2' overhang reducing the length of the stall <br />to 15'-6" as measured from the adjacent curb to the back of the stall. <br /> <br />10. Prior to the issuance of building permits, the construction drawings shall include a roof <br />cross-section indicating the height and location of all roof-mounted equipment in relation <br />to the height of the mechanical screen panel. No roof-mounted equipment shall be <br />allowed to extend over the parapet screen wall. The screen wall may be increased in <br />height up to 12' to accommodate roof-mounted equipment. <br /> <br />Landscaping and Tree Preservation <br /> <br />11. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing.
