<br />14.) No trees shall be removed other than those specifically designated for removal on the <br />approved plans or tree report. The applicant shall post cash, letter of credit, or other <br />security satisfactory to the Planning Director in the amount of $5,000 for each tree <br />required to be preserved, up to a maximum of $25,000. This cash bond or security shall <br />be retained for one year following acceptance of public improvements or completion of <br />construction, whichever is later, and shall be forfeited if the trees are destroyed or <br />substantially damaged. <br /> <br />15.) A final landscape plan and irrigation plan shall be submitted for the review and approval by <br />the Planning Director as part of the building penuit plan set prior to issuance of a building <br />penuit. Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in tenus of species, location, size, quantities, <br />and spacing. All trees used in landscaping be a minimum of 15 gallons in size and all <br />shrubs a minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br />Boston ivy vines shall be shown to be planted along the building walls facing Stanley <br />Boulevard, Reflections Drive, and Valley Avenue and shall be planted at a spacing not to <br />exceed 5 ft. on center. <br /> <br />16.) Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />17.) The applicant shall provide root control barriers and four inch perforated pipes for parking <br />lot trees, street trees, and trees in planting areas less than ten feet in width, as determined <br />necessary by the Planning Director at the time of review of the final landscape plans. <br /> <br />18.) Prior to occupancy, the landscape architect shall certify in writing to the Planning Director <br />that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of plants and overall design <br />concept. <br /> <br />19.) The applicant shall adjust the sprinkler heads to direct the water away from the monument <br />sign while ensuring complete irrigation coverage of the landscaping around the sign. <br /> <br />Silmal!:e <br /> <br />20.) The applicant shall submit detailed plans for the design of the entry monument sign for the <br />review and approval by the Planning Director prior to the installation of the sign. This <br />monument sign shall utilize low-profile, high-quality design elements. The illumination of <br />this sign shall be turned off during the hours of 10:00 PM and 6:00 AM. The <br />building-mounted sign shown on Building G shall be deleted from this approval. The <br />applicant shall work with the City in reconstructing the existing City "gateway welcome <br />
